1.	The setting for this proposal is a mature, quality area of townscape that is characterised by the varying designs of dwellings, plot widths and spaces between buildings, the erection of a dwelling of the height and width shown on the proposed drawings on the space between the existing houses will result in a cramped appearance that will detract from the pleasant, open nature of this part of the road and will be significantly detrimental to the character and appearance of the area. The wider access and parking area across the full width of the front of the proposed house will also be significantly different to the current street scene which consists of traditional front gardens enclosed with brick walls, taking this into account it is considered that the parking area will have a significant adverse effect on the street scene. The proposed dwelling is therefore contrary to criteria (A) of saved Policy HOU7 and Policy HOU17 of the Great Yarmouth Borough-Wide Local Plan and the aims of Policy CS9 of the Great Yarmouth Local Plan: Core Strategy.
