1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the plans received by the Local Planning Authority on 22nd September 2017. The reason for the condition is :- For the avoidance of doubt.
3.Unless otherwise submitted to, and agreed in writing by the Local Planning Authority the materials used in the extension shall match the types and colours of the materials used in the original dwelling. The reason for the condition is :- In the interests of the visual amenities of the area.
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan.
5.NOTES - Please read the following notes carefully:- As the proposal is to open up the existing doors between the dwelling and proposed conservatory the extension is not excempt from the Building Regulations. As such before commencing work you would be advised to contact Paul Smith (building control officer for this area) on telephone number 01493 846391 to discuss making an application for building control consent.
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
