1.	Saved Policy HOU17 of the Great Yarmouth Borough-Wide Local Plan states that "In assessing proposals for development the Borough Council will have regard to the density of the surrounding area. Sub-division of plots will be resisted where it would be likely to lead to development out of character and scale with the surroundings." The proposal is for the demolition of a single dwelling and its replacement with two detached dwellings. The proposed dwellings will be on narrower plots than the existing dwellings on this part of Marine Parade and the erection of two dwellings on the site of an existing single dwelling will also lead to an increase in the density of development in an area that is characterised by houses on wide spacious plots. It is therefore considered that the proposal will result in a form of development that will be out of character and scale with the immediate surroundings of this section of Marine Parade and will be contrary to saved Policy HOU17.
