1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the application form and approved plan (drawing reference: 2017.0814.02) received by the Local Planning Authority on 1 September 2017. The reason for the condition is :- For the avoidance of doubt.
3.The window in the north elevation on the first floor of the two storey extension hereby approved shall be obscure glazed and non-opening and shall remain so in perpetuity. The reason for the condition is :- In the interests of neighbouring amenities.
4.Other than the windows shown on the approved plan and notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order) no windows shall be inserted into the two storey extension hereby approved above the ground floor level without the written consent of the Local Planning Authority. The reason for the condition is:- To enable the Local Planning Authority to retain control over any extensions to the dwellings in the interests of residential amenity.
5.The extension hereby approved shall only be used for private domestic use in connection with the dwelling to which it relates and shall not be used for any other purpose. The reason for this condtion is:- In the interests of ensuring an acceptable development and to avoid inappropriate subdivision in the interests of residential amenity.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan.
7.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
