| 1. | The proposed two storey extension would result in a large structure being positioned close to the principal elevation and front windows of the neighbouring property. The resultant development will create a significant level of imposition and overshadowing upon the occupiers of the neighbouring property and would also result in a loss of outlook. Consequently the development would result in a significant loss of amenities for people occupying the neighbouring property and would result in a reduced quality of life Accordingly the proposed extension would be considered contrary to criterion B of saved policy HOU18 of the Borough Wide Local Plan. |
| 2. | STATEMENT OF POSITIVE ENGAGEMENT: In accordance with the NPPF, in determining this application for planning permission, the Borough Council has approached it in a positive and proactive way and where possible has sought solutions to problems to achieve the aim of approving sustainable development. Unfortunately, despite this, in this particular case the development is not considered to represent sustainable or an acceptable form of development and has been refused for the reasons set out above. |
