No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the application form and approved plan (drawing reference: 189/02A) received by the Local Planning Authority on 15 August 2017. The reason for the condition is :- For the avoidance of doubt.
3.Notwithstanding the approved plans and the submitted design and access statement, prior to the commencement of development hereby approved full details of the new windows including materials, colours and a profile plan of the window at a 1:20 scale shall be submitted to and approved by the Local Planning Authority. The development shall be carried out in accordance with the approved details. The reason for the condition is :- In the interests of visual amenity.
4.Notwithstanding the submitted flood response plan, prior to the occupation of the development, a new flood response plan shall be submitted to and agreed in writing with the Local Planning Authority. This flood response plan, including information regarding the availability of the Environment Agency's "Floodline Warnings Direct" flood warning scheme, shall be made available to future occupiers of the site. The reason for the condition is :- To minimise the risk to the occupants in the event of flooding.
5.Construction work shall not take place outside the following hours:- 07:30 to 18:00 Monday to Friday 08:00 to 13:30 Saturday and no work shall take place on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property) The reason for the condition is :- In the interests of the amenities of the occupiers of nearby dwellings.
6.No gate, door or ground floor window if installed shall open outwards over the highway. The reason for the condition is :- In the interests of highway safety.
7.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria outlined in saved policy HOU07 of the Borough Wide Local Plan and policies CS2 and CS3 of the adopted Core Strategy.
8.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
9.NOTES - Please read the following notes carefully:- Please be aware it is the applicants responsibility to clarify the boundary with the public highway. Private structures such as fences or walls will not be permitted on highway land. The highway boundary may not match the applicants title plan.
