| 1. | The development shall be carried out in accordance with the application form, details and plan received by the Local Planning Authority on 9th August 2017.
The reason for the condition is :-
For the avoidance of doubt. |
| 2. | The part change of use of the land indicated in the site location plan and block plan as submitted with the application (dated 9th August 2017) hereby approved shall be limited to the operation of not more than a total of 5 vehicles. The vehicles being used at the site in association with this business shall be restricted to busses, coaches or minibuses and no other type of vehicle. No vehicles outside of the ownership of the applicant's business shall operate, or be repaired from or at the site.
The reason for the condition is :-
To retain control of the type and intensity of use of the site as a coach and bus operating business and not allow the site to become a repairs garage. This is to protect the amenity of neighbours, ensure highway safety and in the interests of protecting the rural character of the area. |
| 3. | No repair works to associated vehicles shall take place outside of the following hours unless prior written approval has been given by the Local Planning Authority.
07:30 -18:00 - Monday to Friday
09:00 -17:00 - Saturday
No repair works shall take place on Sundays or Bank Holidays.

| 4. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria as set out in CS6 (part H) of the Great Yarmouth Local Plan Core Strategy. |
| 5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
