| 1. | The proposed front extension is considered to significantly and adversely affect the amenities of the neighbouring properties. The distance the proposed extension extends from the existing front elevation of the property will enclose the front garden of the neighbour creating an imposing development which also significantly overshadows that property. As such the proposal will significantly and adversely impact upon the neighbours enjoyment of the property which is considered by the local planning authority contrary to criterion B of the saved policy HOU18 of the Borough Wide Local Plan. The proposed front extension is of a size and mass which is unsympathetic to the character of the area and is thus contrary to criterion A of the saved policy HOU18 of the Borough Wide Local Plan. Consequently the application has been refused. |
| 2. | STATEMENT OF POSITIVE ENGAGEMENT: In accordance with the NPPF, in determining this application for planning permission, the Borough Council has approached it in a positive and proactive way and where possible has sought solutions to problems to achieve the aim of approving sustainable development. Unfortunately, despite this, in this particular case the development is not considered to represent sustainable or an acceptable form of development and has been refused for the reasons set out above. |
