| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the application form and approved plans (drawing reference numbers: 2439-110, 2439-103, 2439-106 and 2439-104) received by the Local Planning Authority on 27 July 2017.

| 3. | Prior to the commencement of the use hereby permitted the proposed access on-site car and cycle parking shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.

To ensure the permanent availability of the parking/manoeuvring area, in the interests of highway safety. |
| 4. | In accordance with the submitted details the access between the eastern elevation of the structure hereby approved and the dunes shall be maintained at a minimum of 5 Metres at all times and shall be kept free of any fixed structures or impediment in perpetuity.

To retain an access suitable for large machinery important in maintaining the dunes. |
| 5. | The parking spaces labelled as Crew Parking on the approved plan referenced 2439-103 shall only be used by employees of the lifeboat station and shall not be used by any other person for the life of the development.

To better allow access for large machinery important in maintaining the dunes. |
| 6. | A minimum vertical clearance of 4.5 metres shall be maintained at all times between the proposed balcony on the eastern elevation of the structure hereby approved and the ground level.

To retain an access suitable for large machinery important in maintaining the dunes. |
| 7. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria saved policy NNV6 and policies TR5, TR10 and TR26 of the Borough Wide Local Plan and policies CS9, CS11 and CS16 of the adopted Core Strategy. |
| 8. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
