| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the details contained in the application forms and drawing no. 17-1436-02 received by the Local Planning Authority on 28th June 2017 and the revised drawing no. 17-1436-03a received by the Local Planning Authority on 20th July 2017.

| 3. | The additional accommodation hereby permitted shall only be used by the occupiers of Roman Oaks, or their dependants, and shall not be used as a separate dwelling or be let separately for holiday purposes.

This permission is granted for a form of development not normally permitted by the Local Planning Authority and to enable the Authority to retain control over the use of the site. |
| 4. | Notwithstanding the provisions of Class A of Schedule 2, Part 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015, (or any Order revoking, amending or re-enacting that Order) no gates, bollard, chain or other means of obstruction shall be erected across the approved access unless details have first been submitted to and approved by the Local Planning Authority.

| 5. | Prior to the first occupation of the development hereby permitted, the proposed on-site car parking and turning area shall be laid out in accordance with the approved plan and retained thereafter available for that specific use.

To ensure the permanent availability of the parking/manoeuvring area, in the interests of highway safety. |
| 6. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan. |
| 7. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
