| 1. | By virtue of the position of the garage to the front of the property in a particularly prominent position, and the poor quality flat roof design the scheme is considered contrary to policy CS9 (Encouraging well-designed, distinctive places) of the Adopted Great Yarmouth Local Plan - Core Strategy which states that the design of new development should "promote positive relationships between existing and proposed buildings [and] streets". The proposal would present a harmful addition to the street scene contrary to saved Policy HOU18 (Extensions and alterations to dwellings) which requires development to existing residential properties to be in keeping with the design of the existing dwelling and the character of the area. |
