1.	The change of use is considered to be contrary to saved policy SHP15 (part A) of the Great Yarmouth Borough Wide Local Plan 2001, as the change of use at this property to a A5 Hot food retail use would result in the over-concentration of hot food uses which the local planning authority considers would significantly detract from the viability and vitality of the shopping frontage due to the loss of retail use and the increasing dominance of hot food uses within the wider Beach Road area which would undermine the retail offer in the locality.
