No.Condition Text
1.The proposed dwelling by virtue of its 22.0m span and eaves height of 3.2m within close proximity to the boundary with, and rear elevation and garden area of Tudor Lodge, Marguerite Close, is considered to be a unneighbourly form of development which would result in an overly dominant relationship between the proposed dwelling and existing dwelling. The structure by virtue of the 1.0m proximity to the boundary with Tudor lodge, and 7.0m separation distance to the rear elevation of this property would result in this neighbouring property having a loss of outlook and the perception of the new development enclosing their property which would constitute an over-dominant form of development. This unacceptable impact is considered to be contrary to saved policy HOU7 (A and E) of Great Yarmouth Borough Wide Local Plan (2001) and adopted policy CS9 of Great Yarmouth Local Plan (F) (2015)
2.The proposed dwelling by virtue of the constrained plot size and proximity to neighbouring residential dwellings Tudor Lodge, and Bluebell Cottage is considered to be an overdevelopment of the plot which does not reflect the character of the area of more spacious semi-private rear gardens. This development will have its main habitable space within 4.0m of the Bluebell Cottage dwellings conservatory which is uncharacteristic of the area and likely to cause amenity harm to this neighbouring resident. This unacceptable impact on both the character of the area, and the amenity of neighbours is considered to be contrary to saved policy HOU7 (A and E) of Great Yarmouth Borough Wide Local Plan (2001) and adopted policy CS9 of Great Yarmouth Local Plan (A and F) (2015))
