1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is:- Required to be imposed pursuant to Section 18 of the Planning (Listed Building and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the plans, reference Drg no. A1 / 03 , and forms received by the Local Planning Authority on the 7th April 2017. The reason for the condition is :- For the avoidance of doubt.
3.Prior to the commencement of the development hereby approved and notwithstanding the information provided details of plaster, brick, mortar and tiles shall be submitted to and approved by the Local Planning Authority. The development shall be carried out in accordance with the details provided. The reason for the condition is:- Further details are required to ensure an adequate form of development.
4.The windows shall be constructed in accordance with the details submitted and shall be timber only. The reason for the condition is:- For the avoidance of doubt.
5.Only the windows marked to be replaced or inserted on the approved drawing received by the Local Planning Authority on the 17th April 2017 reference Drg no. A1 / 03 shall have works carried out to them. No works to any other windows are authorised by virtue of the permission. The reason for the condition is:- For the avoidance of doubt.
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
7.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan and policy CS10 of the Core Strategy.
