| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the application form and approved plan received by the Local Planning Authority on 22 March 2017.

| 3. | No work shall commence until the exact types and colours of the materials have been submitted to and approved by the Local Planning Authority. The development shall be carried out using the agreed materials.

In the interests of the visual amenities of the area as precise details of the materials have not been submitted. |
| 4. | Notwithstanding the approved plan and prior to commencement of the development hereby approved details of the external finishes of the windows in the western and northern elevations shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details.
The reason for the condition is :-
In the interests of the visual amenities of the area.

| 5. | Excluding the windows shown on the approved plan no windows shall be inserted into the western or northern elevation of the extension hereby approved without the consent of the Local planning Authority.

| 6. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria outlined in saved policy HOU18 of the Borough Wide Local Plan and policy CS10 of the adopted Core Strategy. |

There is a tree protected by a Tree Preservation Order situated close to the proposed extension. If you wish to undertake any works to the protected tree to facilitate the development a formal application is required. Any works to this tree without the required consent could be prosecutable. |
