| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the plans (7518-01, 7518-04, 7518-05F, 7518-06B, 7518-07, 7518-08E, 7518-11D, 7518-12C, 7518-13D, 7518-16) forms and accompanying information received by the Local Planning Authority on the 15th March 2017 and the additional details received on the 14th and 16th August 2017 by email.

| 3. | In accordance with the information received by email on the 14th and the 16th August 2017 this permission does not include the withdrawn information and does not give consent for drawings reference 7518-09, 7518-10B, 7518-14 and 7518-15B.
The reason for the condition is:-
For the avoidance of doubt as these matters were withdrawn from the application. |
| 4. | The accommodation shown on plan 7518-05F annotated as Function Accommodation hereby approved shall be used for holiday occupancy only and shall at no time be utilised as permanent residential living accommodation. No individual nor family shall occupy the accommodation for a period in excess of 21 days in any calendar year and shall not be any persons sole or main residence.
The reason for the condition is:-
The accommodation is located within an area that permanent new residential use would not be permitted. |
| 5. | The accommodation shown on plan 7518-05F annotated as Staff Flat shall be occupied by persons employed at Redwings, Caldecott Hall Estate Beccles Road Fritton only. No person not in fulltime employ by Redwings shall reside at the accommodation overnight.
The reason for the condition is:-
The staff flat is stated to be for persons contracted to conduct night checks within the supporting information. The accommodation is located within an area that permanent new residential use would not be permitted. |
| 6. | This permission in so far as it relates to the Staff Flat only expires on the 7th September 2027 and unless on or before this date application has been made for an extension to the period of permission and such application is approved by the Local Planning Authority the use shall be discontinued.
The reason for the condition is:-
In order to retain control over the use of the site until the effects of the proposal have been experienced and in the interest of the amenities of the locality. |
| 7. | No music played within the room identified on plan 7518-05F as meeting/wedding room shall be audiablle outsite of the building unless agreed in writing with the Local Planning Authority.
The reason for the condition is:-
No mitigation not acoustic report has been submitted and as such the effects of amplified music cannot be assessed at this time. |
| 8. | Prior to the commencement of the use hereby permitted the proposed access on-site car parking area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
The reason for the condition is :-
To ensure the permanent availability of the parking/manoeuvring area, in the interests of highway safety. |
| 9. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
| 10. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria set out in saved Policy CS6 of the Great Yarmouth Core Strategy. |
