1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the plans received by the Local Planning Authority on 22nd December 2016 (drg.no. 2120.16.1), on the 24th March 2017 (drg.no.2120.16.2), and REHAU window details recieved on the 22nd March from the agent. The reason for the condition is :- For the avoidance of doubt.
3.No work shall commence until details of the exact type and colour of the facing bricks and mortar have been submitted to and approved by the Local Planning Authority. The building(s) shall thereafter be constructed using the agreed materials. The reason for the condition is :- In the interests of the visual amenities of the area as precise details of these materials have not been submitted.
4.Unless otherwise agreed in writing by the local planning authority, the development shall be completed with the windows as specificed (REHAU Heritage) as specified in email dated 21st March 2017 and drawings submitted on the 24th March 2017. The reason for the condition is :- In the interests of the visual amenities of the area.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria as set out in saved policy BNV18 (Alterations and Extensions to Existing buildings) of the Great Yarmouth Borough Wide Local Plan.
