1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the revised plans reference 1155/2 received by the Local Planning Authority on the 4th April 2017. The reason for the condition is :- For the avoidance of doubt.
3.This permission is for seven residential units and commercial use at ground floor as A1, A3 or A5 only. The reason for the condition is:- For the avoidance of doubt.
4.The fireplaces marked on the approved plan, reference 1155/2 received by the Local Planning Authority on the 4th April 2017 shall be retained. The reason for the condition is:- For the avoidance of doubt.
5.Prior to the commencement of the A3 and A5 use hereby approved details of the extraction unit are to be submitted to and approved by the Local Planning Authority. The details are to include scaled plans and specification of noise and odour controls. The development shall be carried out in accordance with these details unless otherwise agreed in writing by the Local Planning Authority prior to the commencement of the A3 or A5 use. The reason for the condition is:- To ensure a satisfactory form of development.
6.Prior to the commencement of the development hereby permitted details of proposed sound insulation is to be submitted to and approved by the Local Planning Authority in consultation with the Environmental Health Department and Conservation Department. The insulation is to be carried out prior to the occupation of the development hereby approved. The reason for the condition is:- To ensure adequate sound insulation which is not detrimental to the buildings architectural importance.
7.Prior to the commencement of the development hereby approved a detailed methodology of repair works, works for addition or replacement and reinstatement works are to be submitted to and approved by the Local Planning Authority. The methodology is to include any repairs to be made to historical fabric including ceiling, new doors, new windows (as shown on the approved plan reference 1155/2), works to roof, new flat roof link (as shown on the approved plan reference 1155/2), lantern roof over (as shown on the approved plan reference 1155/2), new stairs(as shown on the approved plan reference 1155/2), and joinery, provision of services and works proposed to the stairs or balustrade. This is not an exhaustive list, any other works not detailed within the application that are to be carried out to the historical fabric shall be detailed and approved by the Local Planning Authority. All works are to be carried out in accordance with the approved details prior to commencement of the use and prior to the occupation of the development hereby approved. The reason for the condition is:- To ensure that an adequate form of repair, development, addition and reinstatement is undertaken.
8.Prior to the installation of any condensing units (fridges, freezers, chillers) details including unit type, noise levels generated and any installation works that affect the fabric of the building shall be submitted to and approved by the Local Planning Authority in consultation with the Environmental Health Department. These units shall be installed in accordance with the approved details. The reason for the condition is:- To ensure that the levels of noise produced do not cause a nuisance or have an adverse effect on the buildings historic character.
9.Prior to the occupation of the development hereby approved the bin and cycle storage area as shown on the approved plan reference 1155/2 received by the Local Planning Authority on the 4th April 2017 shall be provided and shall be retained thereafter for that specific use. The reason for the condition is:- To ensure adequate bin and cycle storage.
10.Prior to the commencement of the development hereby approved details of a commercial bin storage area shall be submitted to and approved by the Local Planning Authority. The bin storage area shall be provided prior to the commencement of the A1, A3 or A5 use shall be retained thereafter for that specific use. The reason for the condition is:- To ensure adequate bin storage is provided.
11.No works shall take place outside of the following hours: 07:30 to 18:00 Monday to Friday 08:30 to 13:30 Saturdays No work to take place on Sundays or Bank Holidays. The reason for the condition is:- In the interest of the amenities of nearby occupiers.
