| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the revised plan received by the Local Planning Authority on 3rd January 2017.
The reason for the condition is :-
For the avoidance of doubt. |
| 3. | Notwithstanding the details as set out in the drawing recieved on the 3rd January 2017, the bi-fold doors as shown shall open inwards within the applicants property. Prior to the commencement of works a drawing showing the bi-fold door design shall be submitted to and apporved in writing by the Local Planning Authority
The reason for the condition is :-
To ensure that no doors or windows open onto highway land to ensure public safety and for the avoidance of doubt. |
| 4. | The use hereby approved shall only operate between the hours of 09:00 and 18:00. Outside of these hours no business activity shall take place at the premises.
The reason for the condition is :-
To protect the amenity of neighbouring residential properties in accordance with part F of policy CS9 (Encouraging well-designed, distinctive places) of the adopted Great Yarmouth Local Plan Core Strategy. |
| 5. | No gate / door / ground floor window if installed shall open outwards over the
highway.
Reason: In the interests of highway safety. |
| 6. | A minimum vertical clearance of 1.98 metres shall be maintained at all times between the proposed awning when fully extended and the level of the adjacent public highway.

| 7. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
| 8. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria as set out in saved policy TR22 (Regent Road) of the Great Yarmouth Borough Wide Local Plan and is recommended for approval. |
