| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

| 6. | The use of the flue installation and ventilation canopy to be restricted to the following hours of use:-
Monday to Sunday 09:00am - 11:00pm*
*Exemptions to these hours will be permitted when the fan needs to be operated to allow for unforeseen safety matters that may arise.

| 7. | The flue installation and odour control equipment must be maintained and cleaned at intervals required by the manufacturers of the equipment. The manufacturers¿ maintenance and cleaning schedule to be submitted to the Local Planning Authority before the system is brought into use.

| 8. | The design of the flue duct must be such that there is access to all parts of the installation for cleaning and maintenance. Any access panel must have the same acoustic properties of the duct. A specification for the extract ventilation system detailing how compliance with this condition will be achieved must be submitted to the Local Planning Authority prior to commencement of the works.

| 9. | The Developer needs to submit a scheme and specification detailing how noise insulation between the business and the domestic premises above will reduce the potential of noise complaint to a minimal level. The scheme needs to be implemented before the business opens.

| 10. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
| 11. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria as set out in CS 7 of the adopted Great Yarmouth Local Plan - Core Strategy and saved policy SHP15 of Great Yarmouth Borough Wide Local Plan. |
