| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the application form, location plan and approved plans (referenced drawing 1040/58 Rev A, 1040/07 rev A, 1040/67 and 1040/66) recieved on the 28 July 2016.
The reason for the condition is :-
For the avoidance of doubt. |
| 3. | Prior to the opening of the units hereby approved a detailed seating scheme shall be submitted to and approved by the Local Planning Authority. The seating scheme shall include details showing the exact area in which seating shall be located and the details of any barriers to be errected. The seating arrangements shall be carried out in accordance with the approved details.
The reason for the condition is:-
To ensure the seating area does not impinge on people movements nor does it adversely affect the character of the surrounding area. |
| 4. | No development shall take place until details of both hard and soft landscape works have been
submitted to and approved in writing by the Local Planning Authority and these works shall be carried
out prior to the retail units hereby permitted are brought into use, or in accordance with a programme
agreed with the Local Planning Authority.
The reason for the condition is :-
In the interests of the visual amenities of the locality. |
| 5. | Details in relation to condition No. 4 shall include all hard surfacing materials, means of enclosure
and boundary treatment. Soft landscape works shall include planting plans, an implementation
programme and details of arrangements for the replacement of any tree or shrub which within a period
of five years from the implementation of the planting programme dies, fails to become established,
becomes seriously damaged or diseased or for any reason is removed.

| 6. | No development shall take place until full details of any flues and extraction systems have been submitted to and approved in writing by the local planning authority.
The reason for the condition is :-
For the avoidance of doubt and to ensure a satisfactory extraction system is installed.

| 7. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria outlined under saved policy TR7 of the Borough Wide Local Plan and policy CS8 and CS9 of the adopted Core Strategy. |
| 8. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
