| 1. | This permission expires on 10 October 2018 and unless on or before this date application has been made for an extention to the period of permission and such application is approved by the Local Planning Authority the structure hereby approved and display of cars for sales purposes shall be removed from the site.
The reason for the condition is:-
In order to retain control over the development in the interests of the visual amenities and wider Great Yarmouth Waterfront Area. |
| 2. | Within two weeks of the date of this permission the structure hereby approved on the site will be securely anchored to the ground to the satisfaction of the Local Planning Authority and shall remain so in perpetuity to ensure that the caravan will remain in position thoughout any flood event.
The reason for the condition is :-
To prevent damage to the surrounding area in the event of a flood. |
| 3. | Prior to the use of the structure hereby approved, a flood response plan shall be submitted to and agreed in writing with the Local Planning Authority. This flood response plan, including information regarding the availability of the Environment Agency's "Floodline Warnings Direct" flood warning scheme, shall be made available to future occupiers of the site. All future or current use of the caravan shall cease until the flood response plan is agreed in writing by the Local Planning Authority.
The reason for the condition is :-
In accordance with the recommendations of the flood risk assessment, to minimise the risk to the occupants in the event of flooding. |
| 4. | Notwithstanding the submitted details or the provisions of the Town and Country Planning Use Classes Order 1987 (or any Order revoking or re-enacting that Order) the structure hereby approved shall only be used for a night watchman for the existing hand car wash and shall not be used for residential or holiday purposes nor shall the structure be used for sleeping accomodation.
The reason for the condition is:-
The use is for the staff of the car wash only and is not suitable for alternative uses. In addition the Local Planning Authority will retain control of the site in accordance with policy CS17 of the adopted Core Strategy. |
| 5. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria outlined in policy CS6 of the adopted Core Strategy. |
| 6. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
