1.The development shall be carried out in accordance with the forms and location plan received by the Local Planning Authority on the 15th June 2016 and the revised plans received by the Local Planning Authority on the 3rd October 2016. The reason for the condition is :- For the avoidance of doubt.
2.Prior to the occupation of the annex hereby approved the fence to the eastern boundary as shown on the site plan received by the Local Planning Authority on the 3rd October 2016 shall be erected in accordance with the details provided and shall be retained in perpetuity. The reason for the condition is:- To ensure that the annex remains subservient to the dwelling house.
3.Access to the annex hereby approved shall be from the access identified on the site plan received by the Local Planning Authority on the 3rd October 2016 annotated '1.675m to outer face of existing concrete post from wall of house' only. This access shall not be increased in size at any time and no other access or egress to the annex hereby approved shall be created or utilised. The reason for the condition is:- To ensure that the annex remains subservient to the dwelling house.
4.Prior to the occupation of the annex hereby approved the planting as detailed on the site plan received by the Local Planning Authority on the 3rd October 2016 shall be planted in accordance with the details provided. The reason for the condition is:- In the interest of the visual amenities of the area.
5.Prior to the occupation of the annex hereby approved the timber boarding as shown on the revised plan received by the Local Planning Authority on the 3rd October 2016 shall be erected in accordance with the approved plan. The reason for the condition is:- In the interest of the visual amenities of the area.
6.The annex hereby approved shall be incidental to the use if the main dwelling known as 7 Council House ,Keepers Cottage, Court Road Rollesby and shall not be occupied at any time as an independent dwelling or un-associated accommodation. The annex shall only be occupied by persons who are related to the occupiers of 7 Council House ,Keepers Cottage, Court Road Rollesby. The reason for the condition is:- To ensure that the annex is not occupied as an independent dwelling.
7.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
8.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan.
