No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the revised plan received by the Local Planning Authority on 17/10/2016. The reason for the condition is :- For the avoidance of doubt.
3.No work shall commence until the exact types and colours of the materials have been submitted to and approved by the Local Planning Authority. The development shall be carried out using the agreed materials. The reason for the condition is :- In the interests of the visual amenities of the area as precise details of the materials have not been submitted.
4.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order) the dwellings shall not be extended in any way without the prior consent of the Local Planning Authority. The reason for the condition is:- To enable the Local Planning Authority to retain control over any extensions to the dwellings in the interests of residential amenity.
5.No part of the proposed structure (to include fascia board / rainwater goods and guttering) shall overhang or encroach upon highway land and no gate / door / ground floor window if installed shall open outwards over the highway. The reason for the condition is :- In the interests of highway safety.
6.The development shall not be brought into use until such time as the bin store areas as shown on the revised layout submitted on the 17/10/2016 have been constructed and will be used for the storage of waste in perpetuity thereafter, no rubbish bins shall be stored on the public highway or footpath. The reason for the condition is:- To ensure the provision of satisfactory waste storage, to keep the public realm clear of obstacles and to protect the appearance of the street.
7.REASON FOR APPROVAL OF THE APPLICATION :- The proposals meet the criteria for new housing development set out in saved Policy HOU7 of the 2001 Great Yarmouth Borough-Wide Local Plan and Strategy CS9 of the Adopted Great Yarmouth Local Plan - Core Strategy
8.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
