| 1. | The proposed dwellings will have vehicular access from a recently constructed private drive which was designed to serve the existing dwelling (16 Crab Lane) and the two new dwellings at the rear, the Council considers that the width and length of this drive makes it unsuitable to serve two additional dwellings. In addition to this the proximity of the drive to the existing dwellings will have an adverse effect on the living conditions of the occupiers of those dwellings due to the noise and disturbance resulting from increased traffic movements. The dwelling on plot 3 will be close to the boundaries of the existing dwellings to either side and the rear garden of 20 Crab Lane, it is considered that this proximity to the boundaries and the increased activity resulting from residential use of the former garden will have an adverse effect on the amenities of the occupiers of adjoining dwellings. The proposal is therefore considered to be contrary to criteria (C) and (E) of saved Policy HOU7 of the Great Yarmouth Borough-Wide Local Plan. |
