1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The removal of gas fire, renewal of bathroom, removal of fixed wardrobe on first floor, removal of MDF cupboard, removal of shelving from ground floor, instillation of new boiler and removal of hedge are hereby approved. The works are to be carried out in accordance with the details and forms received by the Local Planning Authority on the 10th June 2016 and the revised additional information received on the 23rd August 2016. The reason for the condition is :- For the avoidance of doubt.
3.This permission does not grant, with reference the renewal of the bathroom, permission to form any additional external openings or loss if any original fabric of the building. Should openings or loss of fabric be required details shall be submitted, by way of fresh application, and approved by the Local Planning Authority in consultation with the Conservation Officer prior to the commencement of work that require consent. The reason for the condition is:- Details were not submitted as part of this application and the loss of fabric and external alterations have not been assessed as part of this application.
4.The fence shall be erected in accordance with the details submitted at page 28 of the Heritage Statement received by the Local Planning Authority on the 23rd August 2016. The length of the fence shall not exceed 16m and shall not be fixed to the church in anyway. The reason for the condition is:- To ensure an adequate form of development.
5.The flue is to be inserted as agreed within additional information received by the Local Planning Authority on the 21st October 2016 as ¿option c¿ as described at page 19 and page 20 and shown at page 20 of page of the Heritage Statement received by the Local Planning Authority on the 23rd August. The length of the flue shall protrude no more than 610mm from the roof. The reason for the condition is:- For the avoidance of doubt.
6.In accordance with additional information received by the Local Planning Authority on the 21st October 2016 removing the aspect of the development ¿the widening of the kitchen/dining room doorway¿ does not form part of this application nor approval. The reason for the condition is:- To ensure that the works are not carried out as they have been removed from the application and are not acceptable.
7.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
8.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria set out in Policy CS10 of the Great Yarmouth Core Strategy.
