1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the application form and approved plan received by the Local Planning Authority on 07 April 2016. The reason for the condition is :- For the avoidance of doubt.
3.Prior to occupation of the development hereby approved the area shown as 'Bin Store' on the approved plans shall be completed and the bins shall be stored within this area in perpetuity. The reason for the condition is :- In the interests of visual amenity to avoid bins being placed in unsuitable positions.
4.Notwithstanding the approved plans the new windows in the rear elevations shall match the existing windows used within the property. No alterations shall be undertaken to the front elevation. The reason for the condition is :- In the interests of clarity and to avoid a detrimental alteration.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria outlined in saved policy HOU07 of the Borough Wide Local Plan and policy CS2 and CS3 of the Core Strategy.
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
