No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the application form and approved plans (drawing reference 820/1 and 820/2) received by the Local Planning Authority on 25 April 2016. The reason for the condition is :- For the avoidance of doubt.
3.No part of the proposed structure (to include fascia board / rainwater goods and guttering) shall overhang or encroach upon highway land and no gate / door / ground floor window if installed shall open outwards over the highway. The reason for the condition is :- In the interests of highway safety.
4.The retail unit hereby approved shall not be open to the public outside of the hours 06:00 to 23:00 on any given day. The reason for the condition is :- In the interests of neighbouring amenities.
5.Notwithstanding the approved plans prior to the commencement of development of the flats and retail units hereby approved technical drawings to a sclae of 1:50 showing full details of the new windows including materials and colours shall be submitted to and approved by the Local Planning Authority. The development shall be carried out in accordance with the agreed details. The reason for the condition is :- In the interests of visual amenities.
6.Prior to occupation of the units hereby approved the areas marked as bin store shall be completed and the bins shall be stored within the bins stored in perpetuity. The reason for the condition is :- In the interests of visual amenities to avoid inappropriate placement of bins.
7.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria outlined in saved policy HOU07 of the Borough Wide Local Plan and policies CS2, CS3, CS7, CS9 and CS10 of the adopted Core Stratgey.
8.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
