| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the revised drawing 162-P-001 - Rev. 3 received by the Local Planning Authority on 12th May 2016 and the details contained in the planning application forms received on 29th March 2016.
The reason for the condition is :-
For the avoidance of doubt. |
| 3. | No work shall commence until details of the exact type and colour of the facing bricks and roof tiles have been submitted to and approved by the Local Planning Authority. The dwellings shall be constructed using the agreed materials.
The reason for the condition is :-
In the interests of the visual amenities of the area as precise details of these materials have not been submitted. |
| 4. | Prior to the commencement of the development, a flood response plan shall be submitted to and agreed in writing with the Local Planning Authority. This flood response plan, including information regarding the availability of the Environment Agency's "Flood Warnings Direct" flood warning scheme, shall be made available to future occupiers of the dwellings.
The reason for the condition is :-
In accordance with the recommendations of the Flood Risk Assessment, to minimise the risk to the occupants in the event of flooding. |
| 5. | Prior to the first occupation of the dwellings hereby permitted, the proposed on-site cycle parking area shall be provided in accordance with the approved plan and retained thereafter available for that specific use.
The reason for the condition is :-
To ensure the provision of adequate cycle parking that meets the needs of occupiers of the proposed development and in the interests of encouraging the use of sustainable modes of transport. |
| 6. | No piling shall take place without the prior approval of the Local Planning Authority as to the method to be used.
If agreed, the piling shall be carried out using the approved method and no piling shall take place outside the following hours:-
08:30 to 17:00 Monday to Friday
09:00 to 13:00 Saturday
no piling shall take place on Sundays or Bank Holidays.
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of nearby dwellings. |
| 7. | The development hereby permitted shall be carried out incorporating the measures to mitigate the risk from flooding set out in the Flood Risk Assessment submitted with the application.
The reason for the condition is :-
To ensure that mitigation measures are undertaken as the property is located within an area at risk of flooding. |
| 8. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting the order) no windows or other openings (except those shown on the approved drawings) shall be inserted into the walls or roofs of the dwellings hereby permitted without the prior consent of the Local Planning Authority.
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of the adjacent property. |
| 9. | Notwithstanding the provisions of Schedule 2, Part 1, Classes A, B and C of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting the order) the dwellings hereby permitted shall not be extended in any way without the prior consent of the Local Planning Authority.
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of adjacent property. |
| 10. | Demolition and construction work shall not take place outside the following hours :-
08:00 to 18:00 Monday to Friday
08:30 to 13:30 Saturday
no work shall take place on Sundays or Bank Holidays.
(These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property)
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of nearby dwellings. |
| 11. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposals meet the criteria for new housing development set out in saved Policy HOU7 of the Great Yarmouth Borough-wide Local Plan. |
| 12. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
