| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the forms and location plan received by the Local Planning Authority on the 5th July 2016.

For the avoidance of doubt. |
| 3. | Prior to the commencement of the development tree protection measures shall be submitted to and approved by the Local Planning Authority. The development shall be carried out in accordance with the details provided.

To ensure that the trees at the site boundaries are adequately protected. |
| 4. | The dwellings hereby approved shall be of single storey construction and notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revoking and re-enacting that Order) no dormer windows or other openings to the roofspace shall be provided without the prior consent of the Local Planning Authority.

In the interests of the residential amenities of the occupiers of adjoining dwellings. |
| 5. | Prior to the first occupation of the development hereby permitted the proposed access, on-site cycle parking and turning area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
The reason for the condition is :-
To ensure the permanent availability of the parking/manoeuvring area, in the interests of highway safety. |
| 6. | Surface water run off shall be managed in accordance with the details provided at 4.4.6 of the Flood Risk Assessment .

To ensure that surface water is adequately dealt with on site. |
| 7. | Prior to the commencement of the development hereby permitted finished floor levels, in relation to surrounding land levels shall be submitted to and approved by the Local Planning Authority, the development shall be constructed in accordance with the details submitted.
The reason for the condition is:-
To ensure a satisfactory form of development. |
| 8. | Prior to the commencement of the development a survey of the existing access known as Mede Court shall be under taken, submitted to and approved by the Local Planning Authority in consultation with the Highway Authority.
The reason for the condition is:-
To ensure that there is a record of the condition of the road is made. |
| 9. | Prior to the occupation of any of the dwellings hereby permitted the existing access shall be repaired as necessary to re-instate the surface to the condition as surveyed under condition 8 of this planning permission.
The reason for the condition is:-
To ensure that the road surface is not left in a substandard condition following the erection of the dwellings. |
| 10. | Prior to the occupation of any of the dwellings hereby permitted a survey of the existing access known as Alder Avenue taken following to the making good shall be submitted to and approved by the Local Planning Authority.

To ensure that the road surface is not left in a substandard condition following the erection of the dwellings. |
| 11. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
| 12. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria set out in saved Policy HOU7 and HOU8 of the Great Yarmouth Borough-Wide Local Plan. |
