No.Condition Text
1.The proposal to convert this end terrace dwelling to a house in multiple occupation would be contrary to criteria (E) and (F) of saved Policy HOU23 of the Great Yarmouth Borough-Wide Local Plan in that the application property adjoins a dwelling used a single unit of family accommodation and the intensification of use would be likely to cause disturbance to the occupiers of the adjoining dwelling. The property is at the northern end of a terrace of three houses, the property at the southern end is already in use as four flats so, if approved, two out of the three houses in the terrace would be in multi-occupancy use resulting in a clustering of properties in multiple occupation contrary to criterion (D) of saved Policy HOU23.
2.STATEMENT OF POSITIVE ENGAGEMENT (REFUSALS): In accordance with the NPPF, in determining this application for planning permission, the Borough Council has approached it in a positive and proactive way and where possible has sought solutions to problems to achieve the aim of approving sustainable development. Unfortunately, despite this, in this particular case the development is not considered to represent sustainable or an acceptable form of development and has been refused for the reasons set out above.
