No.Condition Text
1.The site is restricted in size with the proposed building taking up almost all of the ground area available leaving no useable curtilage for the future occupiers of the dwelling. The proposed dwelling will be surrounded on all sides by commercial uses and the only outlook, providing an existing storage building is demolished, is onto the car park to the east and in addition to this the only means of access to the dwelling will be across the car park. There will be no parking provision or space for outside storage and any future occupiers of the dwelling will have to walk across the car park to reach the nearest public road (Blackwall Reach). The lack of curtilage, the means of access and the outlook onto the car park will result in a poor quality of environment that would be harmful to the living conditions of the future occupiers of the dwelling, it is therefore considered that the proposed development is contrary to the aims of Policy CS9 of the Great Yarmouth Local Plan - Core Strategy. The dwelling would occupy almost the entire site and would result in an over-development that would be out of character with the surrounding area contrary to criterion (A) of saved Policy HOU7 of the Great Yarmouth Borough-Wide Local Plan.
