1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The annex hereby approved shall not be occupied at any time as an independent dwelling and shall only be occupied as ancillary accommodation to the dwelling known as 2 Yarmouth Road, The Lodge, Ormesby. The annex shall only be occupied by persons who are related to occupiers of 2 Yarmouth Road , The Lodge, Ormesby. The reason for the condition is:- To ensure that the annex is not occupied as an independent dwelling.
3.The development hereby approved shall be carried out in accordance with the forms and plans received by the Local Planning Authority on the 15th February 2016. The reason for the condition is:- To ensure an adequate form of development.
4.The shepherds hut as shown on the plans does not form part of this application and as such does not constitute a permanent extension to the annex hereby approved. Should additional accommodation be required this shall be for no longer than 14 consecutive days and no more than 100 days total in any one year period. The reason for the condition is:- To ensure that the annex is ancillary to the existing accommodation and that the development is constructed in a manner that does not have an adverse effect on the character of the listed building.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria set out in Policy CS10 of the adopted Great Yarmouth Borough-wide Local Plan.
