| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the application form and plans (drawing reference 1052/06, 1052/05) received by the Local Planning Authority on 24 February 2016, the revised location plan received by the Local Planning Authority on the 29 February 2016 and the revised plans (drawing reference 1052/04 Rev B, 1052/11, 1052/10 Rev A) received 17 June 2016 and the revised plans received by the Local Planning Authority on the 23 June 2016 (drawing reference 1052/08 Rev A, 1052/09 Rev A).
Notwithstanding drawing 1052/05 the rear demolition shall be in accordance with drawings 1052/10 Rev A and 1052/11 Rev A.

| 3. | Prior to occupation the court yard area shown on drawing 1052/10 shall be completed and made available for the storage of bins. The court yard shall remain available for the storage of bins in perpetuity.
The reason for the condition is :-
In the interests of preserving the street scene. |
| 4. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting the order) no extensions shall be built or windows inserted into the walls or roof of the building without the prior consent of the Local Planning Authority other than those shown on the plans hereby approved.
The reason for the condition is:-
In the interests of the residential amenities of the occupiers of the adjacent property. |
| 5. | Notwithstanding the approved plans and in accordance with the planning application form received on the 9 February 2016 the front elevation facing to King Street and the side elevation facing St Georges Plain shall not be structurally altered and the windows and doors shall not be altered or replaced in any way.
The reason for the condition is :-
To preserve an attractive building in a highly visual location. |
| 6. | No development shall take place until details of all new timber joinery, windows, doors, door surrounds, architraves and skirtings, together with details of all new fixtures and fittings and any adjustments to the existing fixtures and fittings including stairs, in the form of 1:5 and 1:20 scale drawings have been submitted to and approved by the Local Planning Authority.
The reason for the condition is :-
For the avoidance of doubt and to ensure the satisfactory development of the listed building. |
| 7. | No demolition shall take place until a full detailed scheme of works for all external repairs and making good of the new rear wall has been submitted to and approved by the Local Planning Authority. The development shall be carried out in accordance with the approved details.
The reason for the condition is :-
To ensure the appearance of the listed buildings is protected and maintained.

| 8. | No development shall take place until the details of the new internal walls including the materials and details of its insertion shall be submitted to and approved by the Local Planning Authority. The development shall be carried out in accordance with the approved detail.
The reason for the condition is :-
For the avoidance of doubt and to ensure the satisfactory development of the listed building.

| 9. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria outlined in saved policy HOU07 of Borough Wide Local Plan and policy CS01, CS02, CS03 and CS10 of the Core Strategy. |
