1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the plans, reference 390:1 1(P), 390:10 (P), 390:09 (P), 390:08 (P), 390:06 (P), 390:05 (P) and forms received by the Local Planning Authority on the 8th December 2015.

For the avoidance of doubt. |
3. | The bin storage as shown on plan reference 390:05 (P) shall be erected prior to the first occupation of the dwellings hereby approved and shall be maintained in its approved form for the storage of bins there after.
The reason for the condition is :-
To ensure adequate bin storage is provided. |
4. | All external alterations as identified on plans 390:11 (P), 390:10 (P), 390:09 (P), 390:08 (P) received by the Local Planning Authority on the 15th December 2015 shall be carried out prior to occupation of the dwelling to which they relate or, if they do not relate to a dwelling prior to the occupation of any of the dwellings hereby approved.

To ensure that the development is carried out in the way applied for and to an adequate standard. |
5. | Prior to the commencement of the use hereby permitted the proposed access and on-site car parking shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
The reason for the condition is :-
To ensure the permanent availability of the parking/manoeuvring area, in the interests of highway safety. |
6. | 38no. parking spaces as shown on the approved plan 390:05 (P) shall be for use of residents/guests/in association with the dwellings hereby approved in perpetuity.
The reason for the condition is :-
To ensure adequate parking is provided in accordance with the submitted details. |
7. | This permission is for 18no. dwelling units over floors 4,5, and 6 only.
The reason for the condition is :-
For the avoidance of doubt. |
