1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | Demolition shall not occur outside of the following hours:
0800 hours to 1800 hours Monday to Friday.
0830 hours to 1330 hours Saturdays.
No work on Sundays or Bank Holidays.
The reason for the condition is:-
In the interest of the amenities of the area. |
3. | The works of demolition hereby authorised shall not be carried out before a contract for the carrying out of the works of redevelopment of the site has been made and planning permission has been granted for the redevelopment for which the contract provides.
The reason for the condition is:-
To ensure that an appropriate form of development occurs, without which the demolition of the building subject to the application would not be granted. |
4. | This permission is for the demolition of no. 10 White Street only and does not grant any permission for any further development whatsoever.
The reason for the condition is:-
To remove the possibility of any ambiguity. |
5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
6. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria set out in Policy BNV9 of the adopted Great Yarmouth Borough-wide Local Plan. |
