1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the application form and approved plans received by the Local Planning Authority on 13 July 2015 and the additional information stipulating the colour of the proposed walls received by the Local Planning Authority on the 21 September 2015. The reason for the condition is :- For the avoidance of doubt.
3.No part of the proposed structure (to include fascia board / rainwater goods and guttering) shall overhang or encroach upon highway land and no gate / door / ground floor window if installed shall open outwards over the highway. The reason for the condition is :- In the interests of highway safety.
4.The application relates to the refurbishment and reconfiguration of shop front to include new straightened glazing facilitating a 5 sq metre extension only. The proposed advertisements are the subject of a separate application. The reason for the condition is :- In the interest of clarity.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for extensions to shops contained in Policy SHP8 and the conservation policy BNV10 of the adopted Great Yarmouth Borough-wide Local Plan
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
