| 1. | Policy HOU18 of the Borough Wide Local Plan requires all extensions and alterations to a dwelling to relate satisfactorily to its surroundings in terms of its character and the relationship the extension/alteration will have with the neighbouring properties. This proposal is for a rear extension and increased roof height to provide first floor accommodation. Due to the proposals height, massing and proximity to the adjacent properties the proposal is considered to significantly overshadow the neighbouring properties. The positions of the roof lights will also result in a significant reduction in their privacy as they overlook the adjacent rear gardens. On this basis the proposal is considered to significantly and detrimentally affect the amenities of the neighbouring properties. Furthermore the increased massing is considered an overdevelopment of the site and out of character with its surroundings. Consequently, the Borough Council, as Local Planning Authority, considers that the proposal is contrary to policy HOU18 of the adopted Borough-Wide Local Plan. |
