| 1. | Policy HOU07 of the Borough Wide Local Plan requires all new properties to relate satisfactorily to its surroundings in terms of its character and the relationship new dwelling will have with the neighbouring properties. This proposal is for a new bungalow within the rear garden of an existing dwelling. The proposed bungalow is considered too large for its plot resulting in an over-development of the site. This would result in insufficient amenity space for a property of this size and would create a development which is unsympathetic to the character with its surroundings.
Furthermore the development would overshadow 11 Nightingale Close meaning the development would adversely impact on the residential amenities of the neighbouring property.
As a result the Local Planning Authority, considers that the proposal is contrary to policy HOU07 of the adopted Borough-Wide Local Plan.

| 2. | Policy HOU16 and HOU17 of the Borough Wide Local Plan requires a high standard of layout and will seek to resist subdvision of properties that will lead to a development which is out of character and scale with its surroundings. The over-development of the site results in an inappropriate layout, the lack of amenity space means the development is not in character and scale with its surroundings.
Consequently, the Borough Council, as Local Planning Authority, considers that the proposal is contrary to policy HOU16 and HOU17 of the adopted Borough-Wide Local Plan.
