No.Condition Text
1.The development as proposed would be out of character with the area by introducing a feature to the open countryside which would detract from the natural form and character creating an urban feel to an area of landscape important to the setting of settlements contrary to policy NNV5 of the Borough Wide Local Plan. Policy NNV3 seeks to preserve and protect the open character of the area. The height, proximity to the road and length of the development as proposed would be contrary to policy NNV3 as it would enclose the area eroding the remaining open coastal areas which the policy is in place to protect.
2.The development as proposed would be out of character with the dwelling house and those in the vicinity by being located close to the road for well over 100 metres removing the natural boundary treatments and creating a hard demarcation of a boundary line in an area typified by natural or open boundary treatments. The development as proposed is contrary to policy HOU18 (i).
3.STATEMENT OF POSITIVE ENGAGEMENT: In accordance with the NPPF, in determining this application for planning permission, the Borough Council has approached it in a positive and proactive way and where possible has sought solutions to problems to achieve the aim of approving sustainable development. Unfortunately, despite this, in this particular case the development is not considered to represent sustainable or an acceptable form of development and has been refused for the reasons set out above.
