No.Condition Text
1.The windows proposed will have an adverse effect on the character of the conservation area and building by being a substandard design for the prominent location. The size of the frame and bars are unsympathetic to the character of the building. The increase in size of the frame and bars in comparison to those existing will have a detrimental effect on the traditional first storey appearance and will detract from the area. The unsympathetic nature of the proposal is contrary to policy BNV18 of the adopted Borough Wide Local Plan.
2.The alteration and replacement of windows is not resisted in its entirety but the design should be in keeping with the character of the area and enhance the building without detracting and further eroding the traditional character in a prominent location.
3.STATEMENT OF POSITIVE ENGAGEMENT: In accordance with the NPPF, in determining this application for planning permission, the Borough Council has approached it in a positive and proactive way and where possible has sought solutions to problems to achieve the aim of approving sustainable development. Unfortunately, despite this, in this particular case the development is not considered to represent sustainable or an acceptable form of development and has been refused for the reasons set out above.
