1.This permission expires on the 5th February 2022 and unless on or before this date an application has been made for an extension to the period of permission and such application is approved by the Local Planning Authority the use shall be discontinued. The reason for the condition is:- In order to retain control over the use of the site until the effects of the proposal have been experienced and in the interest of the amenities of the locality.
2.No more than 14 animals (excluding animals in the private ownership of the owners/occupiers of the premises) may board at the premises at any one time. No dogs or cats are to be boarded at the premises. The reason for the condition is :- To ensure that the primary use remains as a dwelling house and to protect the amenities of the neighbouring dwellings.
3.Parking must be made available within the curtilage of the building for all persons visiting the property in the course of the business. The reason for the condition is :- In the interests of highway safety and to protect the amenities of the neighbouring dwellings.
4.Delivery and collection of animals shall be by pre booked appointment only. Each appointment shall be allocated a 30 minute time period and there shall be only one scheduled drop off or collection per 30 minute time period. The reason for the condition is :- In the interests of the amenities of the neighbouring dwellings and in the interests of highway safety.
5.The use hereby approved shall be carried out in accordance with the forms submitted to the Local Planning Authority on the 1st December 2014. The reason for the condition is :- For the avoidance of doubt.
6.The drop off and collection of animals shall take not take place outside of the following hours: 08:00 - 20:00 The reason for the condition is :- In the interests of the local amenities.
7.This permission relates to the boarding use of the premises only. Grooming for animals not boarding at the premises is not permitted by virtue of this permission. The reason for this condition is:- In the interests of highway safety owing to inadequate parking to accommodate another business use.
8.All birds which are boarded at the premises must be kept inside the dwelling house for the duration of their stay. The reason for this condition is:- In the interests of the amenities of the neighbouring dwellings.
9.NOTES - Please read the following notes carefully:- This permission relates to the use of the premises only, no permission is granted for the erection of any outbuildings or the display of any advertisements.
10.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria set out in Policy EMP18 of the adopted Great Yarmouth Borough-wide Local Plan.
11.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
