| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is:-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the plans, forms and accompanying information received by the Local Planning Authority on the 31st October 2014.
The reason for the condition is :-
For the avoidance of doubt. |
| 3. | The finished floor level of the development hereby approved shall be no less than 0.77 AOD as stated within the flood risk assessment.
The reason for the condition is :-
To ensure a satisfactory floor level in the event of a flood. |
| 4. | Prior to the commencement of the development a full survey of protected species (bats and owls) shall be submitted to and approved by the Local Planning Authority.
The reason for the condition is:-
To asses any impact the development will have on protected species. |
| 5. | Prior to the commencement of the development hereby approved, if protected species are indentified following the survey carried out in accordance with condition 4 of this planning permission details of protected species housing shall be submitted to and approved by the Local Planning Authority. The protected species housing approved by the Local Planning Authority shall remain in perpetuity. Any other recommendations contained within the protected species survey approved under condition 4 of this planning permission shall be implemented as approved prior to the occupation of the dwelling house hereby approved.
The reason for this condition is:-
To ensure adequate replacement accommodation is supplied for any protected species located on the land. |
| 6. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting the order) no extensions shall be built or windows, other than those approved, shall be inserted into the walls or roof of the building.
The reason for the condition is:-
In order to retain the original structure of the building. |
| 7. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
| 8. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria set out in Policy HOU11 and BNV21 of the adopted Great Yarmouth Borough-wide Local Plan. |
