No.Condition Text
.The site is not of sufficient size to accommodate the sub-division, two dwellings as proposed would lead to a cramped and contrived development which is out of keeping with the character and scale of the surroundings and as such is contrary to policy HOU17 of the adopted Borough Wide Local Plan. The inadequate space provision and the proximity of the proposed dwellings to the boundaries or the neighbouring properties and the location in relation to the road are detrimental to the form and character of the area.
.The minimal curtilage to accompany each proposed dwelling would not provide a good quality environment for any future occupiers and would have a significant adverse effect on the enjoyment of the properties within the immediate vicinity. Two dwellings on a site of limited size and width is an overdevelopment of the site, the location of the first storey windows and the orientation of the proposed dwellings is detrimental to the character of the environment and would adversely affect the residential amenity of any future occupiers of the land and those who reside within the locality. The development is therefore contrary to policies HOU7, HOU15 and HOU17 of the adopted Borough Wide Local Plan.
.The layout and design are not of good quality and would adversely affect the character of the area. The application does not achieve the required standards set out in policy HOU7 of the adopted Borough Wide Local Plan nor does the proposed layout comply with policy HOU16 of the adopted Borough Wide Local Plan. The poor design which does not improve the character of the area is contrary to the National Planning Policy Framework with specific reference paragraph 64.
.STATEMENT OF POSITIVE ENGAGEMENT: In accordance with the NPPF, in determining this application for planning permission, the Borough Council has approached it in a positive and proactive way and where possible has sought solutions to problems to achieve the aim of approving sustainable development. Unfortunately, despite this, in this particular case the development is not considered to represent sustainable or an acceptable form of development and has been refused for the reasons set out above.
