| 1. | The development shall be carried out in accordance with the details contained in the planning application forms, applicant's letter and drawing no's. 4729/103 and 4729/104 received on 1st October 2014 and drawing no. 4729/012D received by the Local Planning Authority on 12th November 2014.
The reason for the condition is :-

| 2. | The hedge planting scheme indicated on Drawing No. 4729/012D received by the Local Planning Authority on 12th November 2014 shall be carried out within six months of the date of this permission. All hedge plants which die within 3 years shall be replaced within one year by the applicants or their successors in title.
The reasons for the condition is:-
In the interests of the visual amenities of the locality. |
| 3. | The dwellings shall not be occupied until the surface water drainage system has been installed in accordance with the approved drawings.
The reason for the condition is :-
To ensure the development is adequately drained. |
| 4. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal will provide a sustainable form of development in accordance with the aims of the National Planning Policy Framework. |
