1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the application form, associated documents and approved plan received by the Local Planning Authority on 04 December 2014.
The reason for the condition is :-
For the avoidance of doubt. |
3. | The development hereby permitted shall not be operational outside of the hours of 08:00 hours and 17:00 hours Monday to Saturday.
The reason for the condition is :-
In the interests of clarity and to ensure appropriate operation times. |
4. | Aggregates delivered to the site shall only be stored in the aggregate bays indicated on the approved drawing and the operation of the site shall accord with the details set out in the applicants correspondence dated 21 January 2015 and 19 January 2015, unless otherwise agreed in writing with the Local Planning Authority.
The reason for the condition is :-
For the avoidance of doubt and to ensure aggregates are stored correctly.

5. | The existing trees and boundary hedgerow on the site shall not be felled or damaged in any way without the prior consent in writing of the Local Planning Authority.
The reason for the condition is:-
The existing trees represent an important visual amenity which the Local Planning Authority consider should be substantially maintained. |
6. | Not more than ten items of plant or machinery as specified in the approved drawing shall be stored on the site at any time.
The reason for the condition is :-
For the avoidance of doubt and in the interests of the visual amenities of the locality. |
7. | No materials shall be stacked or deposited to a height exceeding 1.8 metres.
The reason for the condition is :-
In the interests of safety. |
8. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the requirements of Policy EMP16 of the adopted Great Yarmouth Borough-wide Local Plan. |
9. | NOTES - Please read the following notes carefully:-
The following was recommended by the Environmental Agency - It is recommended that adequate flood proofing is included in the development as well as a flood evacuation plan.
The development should also include adequate pollution prevention as pollution of ground water and/or surface water is an offence under the Water Resources Act 1991.
The following are important points for consideration provided by the British Pipeline Association -
1) There are Major Hazard Pipelines adjacent or within the site area (please see BPA consultation response dated 18 December 2014.
2) Any construction must be kept to a minimum of 3m from the pipeline
3) All excavations (including hand trail holes) within 3m of the pipeline must be approved and supervised by BPA.
4) The exact location of the pipeline to be marked by BPA in consultation with the developer prior to detailed design.
5) Nominal cover is only 0.9m (3').
6) Normal vertical clearance for new services is 600mm.
7) These Pipelines are protected by cathodic protection and you should consult the BPA if you are laying HV cables or ferrous services (with or without cathodic protection).
8) Heavy vehicular crossing points to be approved before use across the easement.
9) Tree planting is prohibited within the 3m easement.
10)No lowering or significantly raising of ground level throughout the easement.
11)Roadways should, where possible, cross the pipelines using the appropriate protection detailed in Appendix 1 of the enclosed booklet and not run along the pipeline route.
