1.Policy HOU18 of the adopted Great Yarmouth Borough-Wide Local Plan states that extensions and alterations to dwellings will be permitted where the proposal :- (i) is in keeping with the design of the existing dwelling and the character of the area; (ii) would not significantly affect the amenities of any neighbouring dwelling; and (iii) would not result in over-development of the site. Policy BNV18 of the adopted Great Yarmouth Borough-Wide Local Plan states that alterations and extensions to buildings will be permitted will be sympathetic to the character of the building to be extended and to its setting. The proposal is considered to be contrary to criteria (i) and (ii) of Policy HOU18 and BNV18 as it creates an intrusive form of development which will result in a structure of an unnacceptable appearance and with a detrimental effect on the residential amenity of the neighbouring property, resulting in an unacceptable loss of natural light to the dwelling and an overbearing visual aspect for the occupants.
2.The submitted drawings do not accurately portray the layout of the extension and shape of the site to adequately assess the setting of the proposal and provides plans and dimensions of the proposed structure which are conflicting.
