| 1. | The trellis referenced on the form received by the planning authority on the 9th June 2014 and shown on the pictures received on the same date is to remain as shown for the life of the development hereby approved. Should the trellis be removed or damaged while the outbuilding is still in situ it is to be replaced with identical trellis of an identical height unless otherwise agreed in writing by the local planning authority within 28 days of its removal. The trellis is to remain in perpetuity. The reason for this condition is:- To provide screening of the development from the public vantage. |
| 2. | REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in Policy HOU18 of the adopted Great Yarmouth Borough-wide Local Plan. |
| 3. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
