1.	The proposed conversion of this guest house to six self-contained flats will result in a poor layout of accommodation with bedroom sizes to some of the units that do not meet the recommended standards required by the Council's Environmental Health Department and a lack of ventilation to flat 1. The drawings do not indicate whether the site will have adequate space for bin storage and cycle parking making it difficult to assess the possible effects of the development on the surrounding area. It is therefore considered that the proposal is contrary to Policy HOU15 of the Great Yarmouth Borough-Wide Local Plan in that the conversion to six self-contained units will result in a poor quality of environment for the future occupiers of the dwellings.
