| 1. | Policy HOU10 of the Borough Wide Local Plan defines the criteria which new dwellings in the countryside are to be assessed. Subject to the specific criteria only dwellings which are required in connection with agriculture, forestry, organised recreation or the expansion of existing institutions shall be allowed. No evidence has been put forward to seek to meet the criteria laid out in policy HOU10 nor has the need for the dwelling linked to any of the above uses been stated. Therefore in the absence of any supporting evidence to seek to meet any of the criteria for a new dwelling in the countryside it is assessed that the proposal is contrary to policy HOU10. |
| 2. | The further urban intrusion into the area by the erection of a dwelling in the country is contrary to policy NNV2 of the Borough Wide Local Plan in that the development would be detrimental to the character of the area and would cause material harm to the rural nature of the area. The addition of a further dwelling would adversely effect the traditional built form of the area and would damage the landscape character. |
| 3. | For the reasons given above the development is contrary to policies HOU10 and NNV2 of the Borough Wide Local Plan and is refused. |
